Job Summary:
This position requires a hands-on individual with the ability to assist Originators, Office Managers, loan customers, and Attorneys in a competent, courteous, and professional manner. Must be familiar with all aspects of residential and consumer lending and have a sound working knowledge of departmental policies and procedures, rules and regulations, technical computer skills. Must be able to work independently. This position reports to the Residential Lending Closing Manager.
Duties (Essential Functions):
- Responsible for ensuring all residential loan information and documentation is accurate, complete and meets all lending compliance guidelines, including TRID, HMDA, Truth-in-Lending, OFAC, Fact Act, Regulation B and RESPA.
- Responsible for creation, accuracy, and delivery of Closing Disclosures within regulatory guidelines.
- Responsible for QC of loan files prior to loan closing to ensure all Lending Compliance requirements have been met.
- Responsible for arranging loan closings, including maintenance of a closing calendar, preparation and forwarding of all closing packages and necessary documents to appropriate parties, preparation of closing disbursements, arrange, review, and verify file for proper completeness and delivery to Loan Operations.
- Responsible for ensuring loans to be sold to the secondary market are received from attorneys in a timely fashion to meet delivery deadlines.
- Responsible for ensuring that the final transmittal is completed and matches all other loan file documentation including LPA and Encompass.
- Responsible for timely collection post closing of all required documentation needed for funding of all Mass Housing Loans.
- Compilation and preparation of the Ratio Exception and Residential Lending Activity Reports for the quarterly Board of Directors meetings and other reports as requested.
- Follow up with deadlines for closings, commitment expirations, appraisal fees, missing documentation.
- Responsible for maintaining department supplies and forms.
- Responsible for obtaining missing documents after post-closing audit; and maintaining the Missing Document Report monthly.
- Gather, review various documents, and other information necessary in the fulfillment of commitment conditions necessary to close loan transactions.
- Responsible for the preparation of daily rate sheets internally, on GSB’s Website and on GSB’s website.
- Must keep up to date on lending statutes and current related issues.
- Responsible for a sound working knowledge of computer loan processing and enhancements.
- Responsible for a sound working knowledge of residential/consumer lending policies and regulations.
- Adhere to compliance of legal closing documents.
- Clearing files to close and funding of loans including wires.
- Share in all departmental telephone duties, including answering and directing incoming telephone calls and emails in a timely manner.
- Ability to multitask and adhere to deadlines.
- Accuracy and attention to detail.
- All required Compliance and BVS courses.
- Backup for ensuring borrowers best interest rate tables is maintained.
- Backup for preparing Application and Disclosure packets.
- Backup for the preparation of Commitment Letters.
- Perform other similar duties as required or requested by the SVP, Senior Residential Lending Officer, the AVP, Residential Process Controls Officer, or the Closing Manager.
Minimum Qualifications
- Three to five years of residential mortgage lending experience, with an emphasis in mortgage closing operations, document review, and funding coordination.
- Knowledge of residential mortgage products, loan documentation requirements, closing procedures, and applicable regulatory guidelines.
- Demonstrated ability to review and prepare closing packages, ensuring accuracy, completeness, and compliance with lending policies.
- Strong understanding of the residential mortgage closing and funding process, including coordination with borrowers, attorneys, title companies, and internal lending staff.
- Excellent organizational, communication, and time-management skills, with the ability to manage multiple loan closings and meet established deadlines while maintaining a high level of accuracy.
