Job Summary
We are seeking a proactive and detail-oriented Assistant Facilities Manager to join our dynamic team. In this vital role, you will support the Facility Manager with the daily operations, oversee maintenance activities, and ensure that all mechanical, electrical, and plumbing systems function seamlessly in our affordable housing portfolio. Position Summary:
The Assistant Facilities Manager supports the Facilities Manager and Work Order Coordinator by leading and executing a variety of repair, improvement, and turnover projects across the property portfolio. This role is responsible for coordinating resources, maintaining schedules, and ensuring the timely and cost-effective completion of maintenance activities. The position also plays a key role in preparing properties for inspections and ensuring compliance with safety and environmental regulations.
Key Responsibilities:
Lead and complete small- to mid-sized repair and improvement projects, including but not limited to flooring replacement, appliance installation, and minor plumbing and electrical upgrades with internal staff and outside contractors.
- Coordination and Skill Training
Coordinate project timelines, materials procurement, and labor resources (internal staff or outside contractors) to ensure efficient and cost-effective execution. Takes the lead on skill training of new Technicians and help develop training material.
Oversee the scheduling and timely completion of all unit turnovers in coordination with the property management and leasing teams. Assists with turnovers when needed.
Ensure units and common areas are fully prepared for all required inspections. Work closely with property management staff to ensure compliance with regulatory and internal standards.
Monitor and ensure compliance with all lead paint safety protocols. Assist in lead-safe work practices and documentation as required by law.
Responds to emergency calls during normal scheduled shift as needed and also during required weekend on-call rotation with the Facilities Manager.

Qualifications:
- Proven experience in residential maintenance or construction project management
- Strong working knowledge of general maintenance trades (e.g., electrical, plumbing, carpentry)
- Experience coordinating with vendors and contractors
- Familiarity with lead paint safety protocols and HUD/EPA regulations a plus
- Excellent organizational, communication, and time-management skills

Certificates, Licenses, and Registrations:
Current valid driver’s license. Must have dependable private means of transportation, and carry automobile insurance of at least $50,000. Successful completion of the Vermont IRC course for Inspection, Repair, Cleaning and Renovation, Repair, Painting and Maintenance courses to become IRC certified and RRPM Licensed in Vermont within the first 6 months of employment.

While performing the duties of this job, the employee is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, and outside weather conditions. The noise level in the work environment is usually moderate. PPE is supplied as needed.

Pay: $25.00 - $27.00 per hour
